More investor, Less Owner

That is correct. This is the trend. Over the last two - three years I have noticed more people wanting to be investors in apartment and commercial investment property vs. being owners.

The difference?

An owner is someone that takes and active part in managing the property and oversees a lot of the day to day operations.

The owner is a "do it yourselfer." The owner takes the time to learn about apartments and commercial property before he or she goes out to purchase them. An example would be the people that purchase my apartment investors school at:

These people also take an active role in the selection of the property as well.

The investor is much like the owner inasmuch as the investor wants good cash flow and good return BUT does not want to take an active role in the day to day activities. He or she has other things they would rather do or need to do but want the benefits of real estate ownership without the day to day hassles. This is one of the main reasons you decided to be a member of the CIPOA.

But, the trend is more toward hands off investment vs. hands on ownership.

A good idea and exercise we should all go through is making sure, at least mentally, we all know what we are, an investor or an owner BEFORE we go into any commercial investment property.
